Memo to: Meads Traders ~ From: Martin Pearse T/A Meads Fruits Memo to: Meads Traders From: Martin Pearse T/A Meads Fruits Date: Thursday 17th December 2010 Subject: Response (Response to Mark and Carrie Bird's memo (dated 07th December 2010) to: Meads Community Association Members; Jane, Black Cat; Bob, Meads Village Butcher; Martin, Meads Fruits; Meads Ward Councillors and EBC Planning). Quote from Mark and Carrie's memo (dated 07th December 2010): “In 2006 we actively sort a greengrocer for Meads Street and provided a lease at an under-rent to ensure that Meads had a greengrocer. We thought that at the end of the lease, the business would have been successful enough to support a market rent. However, combined with the Tesco-effect, this has not been possible and the lease has not been renewed. We hoped that if Martin (who set up Meads Fruits) wanted to move there was an empty unit further up the street (Meads Books/Somebody's Dog site) which would be of a similar rent but would have been big enough for them to move into the locally sourced, organic delivery box/internet based market. Indeed we hope Meads Fruits will decide to stay on the street but that is for Martin to decide. Irrespective of the cafe/garden centre project, Meads Fruits will be leaving mid-January 2011.” My Response: Ian (my father) – who now runs Meads Fruits on a daily basis – and I – requested of Mark and Carrie that they send a disclaimer to the persons who received their memo (dated 07th December 2010) that their statement (quoted above) in respect of my business was untrue. Unfortunately, despite several reassurances from Mark this hasn't been done. Therefore I am writing to correct this defamatory statement. “In 2006 we actively sort a greengrocer for Meads Street”- Untrue. I approached Mark upon seeing a “shop to let” sign on the side of the building with the view of opening a greengrocers. I was sure I could offer the Meads Community a retail greengrocers which wasn't available at the time but had been available previously. The 54 Meads Street site had the added bonus of a large sash window which had fallen into disrepair - which I then restored. “And provided a lease at an under-rent”- Untrue. The rent was negotiated between a willing landlord and a willing tenant and agreed at a sensible price. The rent increased in May 2008. The original lease was for 3 years with an 18 month break-clause. Upon expiry of the original lease in December 2009, Mark and I verbally agreed a new lease of 3 years with an 18 month break-clause. However, this never materialised and we continued paying rent on a monthly basis throughout 2010. The first I heard of Mark plans for re-development of the 54 Meads Street site was via a letter sent to 54C Meads Street. I was not personally informed – despite being a tenant for nearly 4 years at the time. “We thought that that at the end of the lease, the business would have been successful enough to support a market rent. However, combined with the Tesco-effect, this has not been possible and the lease has not been renewed”- Untrue. This statement suggests that we were unable to support a market rent because we were unsuccessful. Mark has no access my accounts (especially turnover) so he would not know this. Had Mark and Carrie decided not to re-develop the 54 Meads Street site, Meads Fruits would continue trading for the foreseeable future as it has done for the 4 years previous. The Meads Books/Somebody's Dog site (in 2006) had a rental per annum of £12,000 for a 119.4m2/unit (£110.50 per m2). The Meads Fruits site has a rental per annum of £142.20 per m2. Based on these figures, assuming that the Meads Books/Somebody's Dog site is a “market rent”, Meads Fruits rental per annum should equate to £4,834.17 – considerably less than we have been paying. Figures obtained from the VOA website. The Tesco-effect is irrelevant. The lease has not been renewed because the lease Mark and I verbally agreed on – never materialised. Mark and Carrie have decided to re-develop the 54 Meads Street site and open a café. Therefore we have no option but to vacate on 17th January 2011. “We hoped that if Martin (who set up Meads Fruits) wanted to move there was an empty unit further up the street (Meads Books/Somebody's Dog site) which would be of a similar rent but would have been big enough for them to move into the locally sourced, organic delivery box/internet based market. Indeed we hope Meads Fruits will decided to stay on the street but that is for Martin to decide” Despite the fact that the Meads Books/Somebody's Dog site is available, the unit is fairly large and therefore the rental per annum is fairly high and this would have a negative effect on the business. Taking into consideration the costs of refitting the unit – unfortunately a move isn't likely to be viable. The Meads Community requires a retail greengrocers and not an internet based operation. I find it irrelevant for Mark to suggest a business strategy moving forward. I will not be entering into any further debate on the situation. The Meads Community can see from our 4 year trading history that we are not vacating the 54 Meads Street site because we need to. We are vacating because we have to. Regards, Martin Pearse. |

LLOYD VOTES AGAINST RISE IN UNIVERSITY TUITION FEES Stephen Lloyd MP said: "It has been a very challenging time in Westminster over the last couple of weeks as the issue of tuition fees has hit the headlines. My honest view is that Vince Cable, the Secretary of State, has come up with a pretty fair and progressive proposal: no one will pay fees upfront; the lowest 25% of graduate earners will pay less than they do at the moment; no one will start repaying anything until they are earning over £21,000 per year - up from the current £15,000per year; The rich will contribute more than those on middle and low incomes and there will be more generous grants available to students from low income families. In other circumstances I would vote for the increase, as part of this wider policy which benefits the less well off. I signed a pledge, however, to vote against any increase in tuition fees and constituents across the town have asked me to do just that. Consequently, I will be voting against increasing the cap to £9,000 on Thursday. For me, the promises I have made to my constituents will always come first." |

54 MEADS STREET PLANNING APPLICATION Re: 54 Meads Street Date: 7th December 2010 From: Mark and Carrie Bird Further to our planning application at 54 Meads Street, we write to clarify some matters concerning our plans for the site (Cafe and Garden Centre) as there has been much hearsay and lobbying going on... none of which appears to be based on fact. We hope very much that this memo will set the record straight. Our Vision It has been recognised that the mix of residents in Meads is changing and that more families are now part of our community. Our vision for 54 (shop) is to provide a family run and family friendly cafe culture to those residents and parents with children at local schools who are looking for a Lewes or Tunbridge Wells lifestyle experience (with baby changing facilities and wheelchair access which is not currently provided in Meads). We are not looking to provide a Costa/Starbucks style cafe but we are acutely aware that if we don’t provide an independent cafe, then one of the national corporate retailers - with the same perseverance that Tesco had - may want to move in to satisfy the younger/family element of Meads. Our vision for 54b (yard) Meads Street is to provide a small garden centre like Urban Jungle (a previous tenant) which has been greatly missed. Bringing back a garden centre would provide the residents of Meads a service which is currently missing and will mean residents won’t need to drive to out of town centres for plants and trees. The Planning Application for 54 Meads Street originally proposed a tidy up of the back of the property on the first floor. This will now no longer be happening but windows will be replaced to tidy it up. The extension of the back of the property at ground floor will not have a door going into the new garden centre at the back so the two businesses (cafe and garden centre) will be self contained and two separate units. There will be no outside catering at the back of the property. The Black Cat Our proposed cafe will not be in competition with the Black Cat. We are not doing hot food and will have a different ‘offer’ for our customers. We do not see our business either competing or taking away any of the Black Cat’s custom because they will be different. We fundamentally do not wish to put another retailer on Meads Street out of business. We live in the village too, have invested in the village and love it. I thought there was a simple rule for commercial deliveries... Sir I thought there was a simple rule for commercial deliveries in residential areas like ours: not before eight in the morning. The manager at Tescos in Meads Street tells me that they abide by it ; trucks arriving before eight have to switch their engines off and wait before unloading. There is no such rule for the Co-Op further up the street. Even on Sundays they have trucks arriving at six or soon after, with their refrigeration units running and all the noises associated with unloading : rummaging inside the truck because things are at the wrong end, wire cages rolling on the pavement, boxes being thrown out on the street, crashing and banging for up to three quarters of an hour or so because the shop is too small to fit in all the stuff in a hurry. I have gone up and complained to whoever appeared to be in charge; no apology, we can do what we like, was the reply every time. I took this up with Terry Payne, Operations Manger at Co-Op HQ, and he sounded concerned enough ; the Transport Manager, Tony Collins, too promised to look into the matter but now, I gather, is no longer co-operating ( ! ) because he doesn't have enough trucks – nowhere near as many as Tescos, he pointed out. And so, Tescos, who some people would have us believe were going to ruin Meads Street, have turned out the good guys, while the Co-Op are doing their best to break the peace. STEPHEN LLOYD MP URGES EASTBOURNE BUSINESSES ~ TO KEEP HARD OF HEARING CUSTOMERS IN THE LOOP Eastbourne MP, Stephen Lloyd, is urging the town’s businesses, shops and services to ensure they have fully operational induction loops – technology that helps people who are deaf or hard of hearing to communicate. The MP’s call follows research by RNID, the largest charity working in the UK on hearing loss, which found that eighty two per cent of 115 surveyed businesses in Eastbourne were inaccessible because of problems with, or absence of, loops. Stephen Lloyd MP, a former RNID trustee, says: “Communication for the country’s two million hearing aid users can very difficult when induction loops aren’t available, especially when there’s background noise. In the House of Commons, I would struggle to hear key points during noisy debates if I didn’t have access to an induction loop to help amplify the sound of the MPs who have been called to speak. “The Disability Discrimination Act (DDA) states that service providers must make ‘reasonable adjustments’ to allow access to disabled people, so not only are local businesses without fully operational induction loops missing out on potential consumer spending, they’re also leaving themselves open to legal action which could easily be avoided.” RNID Chief Executive, Jackie Ballard, says, “I am delighted that Stephen has joined our call urging businesses in Eastbourne to make very simple changes which will greatly improve the experience of customers who are deaf or hard of hearing. More parking problems! Could of been in Meads. Sometime ago I was in Eastbourne police station making an enquiry. In front of me was an elderly gentleman who had come in just before me and was waiting at the desk. The officer at the desk stopped writing, looked up and said, "And what can we do for you sir ? " "I drove to Eastbourne, parked and did my shopping and I've been walking round for nearly two hours. I can't remember where I parked my car. Can you help?" said the elderly gentleman. "We're here to help sir, I'll contact an officer on traffic duty." the officer replied. "Oh thank you. She'll be so upset." "Who is 'she' sir?" "That's my wife, I left her in the car." Parking! I am a resident of The Village and am being driven mad by the lack of parking! The situation is not help by those who live in Beachy Head Road using The Village as a car park! Why don't they park in their own road, or Denton Road where there is much more space? Currently there is a Citroen which has been parked outside a residents house for four days. How inconsiderate is that? There is another guy who parks his big white van right outside peoples houses, blocking out all the light. Both the Citroen and the white van belong to people who live in Beachy Head Road, it may not be illegal what the owners of these vehicles are doing, but it is totally selfish! And to think residents of The Village have been issued with parking tickets for parking on the single yellow line. The Green Book, which is Parliament's guide to Members' Allowances, is clear on the principles of additional housing costs; see below (extracts in italics). This can be found by a Google search - green book, parliamentary expenses. It makes plain the principle that, expenses are for reimbursement of costs properly incurred in the performance of the members' duties. It seems that this principle has been lost by some members who have treated it simply as a perk of the job, which is at variance with the Green Book. The widespread nature of erroneous interpretation means that only a few specimen scapegoats have been selected. The legitimate expenses are linked to the member not his/her family or the convenience for the location of any workplace (or place of education), however worthy these may be, save that of the member. The Green Book Revised Edition July 2009 (The wording of this section has remained essentially unchanged for some time) A guide to Members' allowances Members of Parliament are provided with financial support in the form of allowances to enable them to work effectively in Parliament and in their constituencies. Eastbourne MP Nigel Waterson has received confirmation from Sir Thomas Legg's independent investigation into his parliamentary allowances that there are "No Issues" to report. Nigel commented: "I am naturally pleased that Sir Thomas has confirmed in his letter that all my claims were genuine and justified. This is actually the third independent investigation to reach the same conclusion." "I hope my constituents will also be pleased (but not I hope surprised) that I have not been the subject of any criticism; nor have I been required to repay any money." If we don't keep supporting our local shops, they will have to close and will be boarded up and derilict - that is until all the other big corporations come and take over. It will ruin our high street so please don't shop there. If you have supermarket needs and the Co-op can't help or is too expensive please consider Sainsbury's or Somerfield in town. As usual the new store has ridden roughshod over Meads residents not heeding our thoughts or concerns one little bit. I do feel like phoning the helpline they have on their hoarding the 'we're here to help' one and say 'please can you go away - that would be helpful' but I fear it's too late for that. I know most of the big supermarkets are the same to some degree but the new store treats everyone like it doesn't care. Its record with suppliers is terrible, squeezing and squeezing prices until the profit the supplier gets means is next to nothing. And they say it's for the customer - yeah, right! Please keep supporting the greengrocers, the butchers and the Co-op. The more money you give to this store, the more our village will be destroyed. Our community is in our hands. As a nutritionist I have never and will never shop at this particular store, not even for petrol. Its appalling that one in every three pounds is given to them, their history on animal welfare is not great either nor the way they are spreading like a virus over our green belt.
